These Terms and Conditions (the “Terms”) apply to the use of allgoodstay.com and to accommodation booked directly with AG STAY Co., Ltd. (“we”, “our”), the operator of the All Good Stay brand. By using this site or completing a booking you agree to these Terms. Stays booked through platforms such as Airbnb are additionally governed by that platform's own terms.
Bookings and contract
A booking made through the calendar on our stay pages is processed by our booking system (Hospitable Direct). The accommodation contract is formed when you receive our booking confirmation. Guests must be able to enter into a contract; bookings for unaccompanied minors are not accepted.
Prices and payment
Prices are shown in Japanese yen at checkout and include consumption tax. Additional charges shown at checkout, such as cleaning fees, and local accommodation tax where applicable, are payable as displayed. Payment is by credit card at the time of booking through our payment processor.
Cancellation and no-show
The cancellation policy displayed at checkout for your dates applies to your booking and prevails over any general description. If you do not arrive on the check-in date without notice, we may treat the booking as cancelled without refund after the first night of no-show.
Check-in, check-out, and guest registration
Check-in and check-out times are shown on each stay page. All apartments use self check-in; instructions are sent before arrival.
By law, all guests must be registered in the guest register. Guests without an address in Japan must present a passport and allow a copy to be kept. We may refuse accommodation when registration or legally required verification is not possible.
House rules
- No smoking anywhere in the apartments.
- No pets.
- No parties or events, and no noise that disturbs neighbours, especially at night.
- Occupancy must not exceed the number of guests in the booking.
- Rules specific to an apartment that are shown on its page or in the house guide also apply.
Guest responsibility for damage
Guests are responsible for damage to the apartment, furnishings, or equipment caused intentionally or negligently by the guest party, and for extraordinary cleaning costs such as smoking residue. We will invoice actual repair, replacement, or cleaning costs.
Our liability
Where we are liable in connection with a stay, our liability is limited to the total accommodation fee paid for that booking, except in cases of our intent or gross negligence or where the law does not allow such a limit.
We are not liable for failure to provide accommodation caused by events beyond our reasonable control, including natural disasters and orders of public authorities. In such cases we will refund payments received for the affected nights.
Refusal and termination
We may refuse or terminate accommodation without refund when a guest violates these Terms or the house rules, engages in illegal conduct, or engages in customer harassment as described in our published policy on customer harassment.
Website content
Content on this website, including text, photographs, logos, and design, belongs to us or our licensors and may not be reproduced without permission. Information is provided with care but without guarantee of completeness.
Changes to the Terms
We may amend these Terms where reasonably necessary. The amended Terms take effect when published on this page and apply to bookings made after publication.
Governing law and jurisdiction
These Terms are governed by the laws of Japan. The Tokyo District Court has exclusive jurisdiction in the first instance over disputes relating to these Terms or a stay.
