Booking & payment

Every stay page has a built-in booking calendar: pick your dates and number of guests, and complete checkout in a few minutes. You will receive a confirmation by email. Booking direct with All Good Stay always gets you our best available rate.

Major credit and debit cards, processed at the time of booking through our secure booking checkout. We do not accept cash or bank transfers for reservations.

Yes. The apartments are the same, but our direct rate is set at least 10% below the rate on the booking platforms, and on some apartments the gap is wider. You also deal with us directly from the first message. See what you get by booking direct for the full comparison.

The cancellation policy for your dates is displayed at checkout before you pay, and that policy applies to your booking. If your plans change, message us as early as possible.

Often yes. Contact us with your new dates and we will do our best, subject to availability and any rate difference.

Check-in & check-out

Check-in is from 16:00. Check-out is by 10:00 or 11:00 depending on the apartment; the exact time is shown on each stay page and in your check-in guide.

Every apartment has easy self check-in with a smart lock or key code. We send detailed instructions with photos before your arrival, once guest registration is complete, so you can arrive on your own schedule.

Early check-in is sometimes possible depending on the cleaning schedule; ask us in advance and we will confirm. For late check-out, please contact us by the day before at the latest; unnotified late check-out incurs an extra fee.

Yes. You can leave your luggage at the apartment before check-in time. Please arrange it with your host in advance: message us after booking and we will confirm the drop-off details. Coin lockers are also available at Heiwajima and Kameari stations.

Japanese law requires accommodation providers to keep a guest register with the names of all guests. Guests who do not have an address in Japan must additionally provide a passport copy. We cannot send check-in instructions until registration is complete, so please provide the details in advance.

No problem. Self check-in works at any hour after check-in time; your access code stays valid. If anything goes wrong on arrival, message us and we will help right away.

During your stay

Yes. Every apartment has high-speed Wi-Fi suitable for video calls and remote work. The KAMEARI house also has two dedicated workspaces, and several apartments offer a wired ethernet connection.

Fresh towels and hotel-style linens for every guest, shampoo, conditioner, body soap, hand soap, toothbrush kits, hair dryer, slippers, and kitchen basics. The full list for each apartment is in the "What this place offers" section of its page.

Yes. Every apartment has a kitchen or kitchenette with a stove, microwave, refrigerator, kettle, cookware, and utensils. The KAMEARI house adds a dishwasher, rice cooker, and a dining table for up to 10.

Yes, every apartment has a washing machine (most with a dryer function), plus detergent and an indoor drying rack. Perfect for longer trips and ski luggage.

The apartments have large smart TVs with Netflix, YouTube, and Prime Video. Japanese broadcast channels are not available.

Message us any time, in English or Japanese. We respond as quickly as we can (late-night messages may take a little longer), on-site support is available when needed, and emergencies are handled immediately.

House rules

No. All apartments are strictly non-smoking, including e-cigarettes, and we ask you not to smoke near the entrance either.

Unfortunately no, pets cannot stay in any of our apartments.

No. Parties, events, and loud music are not allowed, and quiet hours apply at night (the exact hours are listed on each stay page). Our apartments are in peaceful residential buildings, and we ask every guest to respect the neighbours.

Up to the capacity listed on the stay page, and every guest, including children, must be registered in the guest list. Extra unregistered guests are not allowed.

Location & access

Very close: Heiwajima Station (Keikyu Line) is a 30-second walk from the apartment, and Haneda Airport is about 10 minutes by train (around 300 yen) or 15 minutes by taxi. The KAMEARI house is a 4-minute walk from Kameari Station on the JR Joban Line: about 15 minutes to Ueno and 25 to Tokyo Station. From Haneda Airport there is a direct limousine bus (about 60 minutes, 1,200 yen) with a stop near the house.

Take the JR Rapid Airport train to Sapporo Station (about 40 minutes), then the Namboku subway line two stops to Kita-18-jo. The SAPPORO NORTH apartments are a 4-minute walk from exit 2; the whole trip is usually 50 to 60 minutes.

The KAMEARI house has free on-site parking that fits a large 8-seater. Near HEIWAJIMA there is coin parking in front of the station (about 2,000 yen per day) and a rental-car office 3 minutes away. For Sapporo, contact us and we will advise the nearest options.

Yes, at every location. HEIWAJIMA has a supermarket and drugstore 1 minute away, KAMEARI sits on a friendly shopping street with a 7-Eleven 2 minutes away, and SAPPORO NORTH has convenience stores within 2 minutes and a supermarket within 5.

Families, groups & long stays

Yes, families are very welcome. The KAMEARI house has a baby crib, high chair, children's dinnerware, and board games, and sleeps up to 10 across three bedrooms. Children count toward the listed capacity and must be registered like all guests. For planning tips, read our Tokyo with kids guide.

Yes. At KAMEARI you can book the whole house (Rooms 101 + 201) with one reservation, and at SAPPORO NORTH the Blue + Green combination sleeps larger groups. The combined options appear in the booking calendar on each stay page.

Yes, long stays are welcome in every apartment: full kitchens, laundry, fast Wi-Fi, and parcel boxes make monthly stays comfortable. Contact us before booking and we will suggest the best option for your dates. Our long stay in Japan guide explains how monthly stays work.

Very much so. The apartments are 4 minutes from the subway, the Sapporo Snow Festival at Odori Park is 4 minutes away by train, and ski resorts range from about 55 minutes (Kokusai, Teine) to 2 hours (Furano), with Niseko Hirafu at about 1 hour 50 minutes. KAMEARI Room 101 and the SAPPORO NORTH apartments are ground-floor units with private entrances and no stairs. HEIWAJIMA is a second-floor walk-up without an elevator, so it may not suit guests with limited mobility.
